let's talk to city global's head of real estate. thanks for coming by. we've gotten a lot of good data from the government and private organizations and home builders. this is overstating the recovery at this point? >> i happen to think people are coming away from this data today, being much more invested in a strong housing recovery. i'm not sure all the data support it yet. it's very early on. remember, we've had a supply constrained market for the last few years. people have postponed, putting their houses on the market because they were either under water or thought they were gain if they kept it off the market. we've had almost no new construction in real terms up until recently. we've had the creation of a new investor institutional class buying tens of thousands of homes to turn into rentals. the combination of all of those has put supply constraints on the market that didn't previously exist. when you have constrained supply, you would expect any given level of demand for prices to ultimately recovery, and we've had a pretty good mortgage market.
